A couple of weeks ago I was in the Pungo Ferry Road area doing other things, and I saw this sign across the river.</p>

<p>The sign says for lease, but it is actually for sale&#8230;</p>
<p>Just what we need, more ugly overpriced condo&#8217;s adjoining relatively undisturbed areas.</p>
<p>I can just imagine that someone has something as ugly as those ugly condo&#8217;s at Sandbridge.</p>
<p>I was wondering what the actual status of the land there was, so I did a little research, and found some interesting things&#8230;</p>
<p>First of all whomever is selling it  is going to make one hell of a profit, because according to the city, this parcel last sold in July of 2007 for $61,000 and is now on the market for $1,080,000 is a roughly $1,019,000 profit. Nice turn around in just about 6 months, by anyone&#8217;s standard.</p>
<p>I wonder what could have changed to cause such an escalation in value, where in the previous 8 years, the value of that same land went from $30k to $61k.</p>

<p>Looking at the adjoining parcels, it is interesting to see that they are owned bay the State of Virginia, or the Nature Conservancy, and both are <a href="http://www.nature.org/wherewework/northamerica/states/virginia/preserves/art1239.html" title="Preserves">preserves</a>.</p>
